IThe Guide

Kolob Terrace Road begins in Virgin, 13.5 miles west of the Zion Canyon Visitor Center, where it leaves State Route 9 for the high country. The town was settled in the late 1850s, and its original townsite still centers on Mill Street, north of the river. Public land surrounds it: Bureau of Land Management land and water-district land together make up nearly 60 percent of the area inside the town boundary.

State Route 9 ties Virgin to Interstate 15, about 20 miles west, and through Zion to U.S. 89, about 40 miles east; Hurricane is about 8 miles west. The town calls itself the gateway to the Kolobs, and the road north climbs to Lava Point, 25 miles from town, and Kolob Reservoir. SunTran buses connect Virgin with St. George, Hurricane, La Verkin and Springdale.

The setting

Virgin sits at 3,600 feet in a semi-arid climate: 10 to 12 inches of rain a year, summer temperatures that can reach 115°F, and winters that fall below freezing. The Virgin River runs through town and has cut a gorge through the rocky ledges. Lava Point, at 7,890 feet, is the far end of Kolob Terrace Road. Night-sky preservation is a stated priority, and the general plan aims at eventual Dark Sky Community status.

The homes

Most housing is single-family, and much of it is relatively new; the older core is around Mill Street. All development is on septic systems, which limits density, and the general plan favors limiting subdivision in established neighborhoods. A 2024 water-efficiency ordinance limits lawn size and requires drip irrigation. Nightly-rental rules differ by town and zone, so ask before you assume.

Living here

Falls Park, on the Virgin River, has picnic areas and river swimming and closes at dark. Virgin Town Park has a gazebo, playground, pickleball court and ball field, and Pocketville Hollow is a grassy common with a walking path. Heritage Town Square, beside the historic town hall, centers on a restored frontier hall with a full kitchen and an outdoor dance floor. Hiking and mountain-bike trails and off-highway-vehicle routes start on the surrounding public land.
