IThe Guide

Springdale sits at the mouth of Zion Canyon, with the North Fork of the Virgin River running through town and Zion National Park on three sides. The town covers 4.6 square miles, and the park’s south entrance is 2.3 miles away. Zion Park Boulevard is the main street, lined with the galleries, outfitters and cafés that serve visitors to the canyon.

A free shuttle, the Springdale Line, makes nine stops in town and ends at the park’s pedestrian entrance, a footbridge away from the Zion Canyon Visitor Center. A paved multi-use path, the Zion Canyon Trail, connects Springdale with Rockville and the park, and the Pa’rus Trail follows the river inside the gate with views of the Watchman. Settled in the fall of 1862, Springdale was a farming village until visitors began arriving in the early 1900s.

Springdale is also where we live and work. Zion Luxury Properties keeps its office here, on Hopi Circle, and the town is the address we know best: the benches above it, the river through it, the shuttle stops and the lighting code that shape daily life. The setting

Springdale lies at about 3,900 feet on the western edge of the Colorado Plateau, where the plateau meets the Great Basin and the Mojave Desert. Navajo Sandstone, more than 2,000 feet thick in Zion, forms the walls. In Zion Canyon, summer highs regularly top 100°F, winter days run 50 to 60°F, and nearly half the year’s precipitation falls from December through March. DarkSky International certified Springdale an International Dark Sky Community in 2023.

The homes

The town’s general plan commits it to keeping its rural residential character. Housing runs from historic canyon cottages to contemporary homes on the benches above town. Under the town code, outdoor lighting at homes and businesses must be shielded and downward-facing, and the Virgin River corridor is guided by a river management plan. Nightly-rental rules differ by town and zone, so ask before you assume.

Living here

The Watchman Trail and the Pa’rus Trail both start at the Zion Canyon Visitor Center, a footbridge from the Springdale Line’s last stop. In town there are George A. Barker River Park, Town Park with its playground and gazebo, the Downtown Plaza on Zion Park Boulevard, and the Canyon Community Center, which hosts telescope events in season. The Zion Canyon Arts and Humanities Council offers classes, exhibitions and an annual arts and crafts fair.
